10 Questions to ask your Real Estate Listing Agent before letting them sell your home

It may seem like an obvious question, but sellers sometimes make the mistake of not asking their agent about their real estate experience. You should look for an agent who has made enough sales so that he or she can comfortably handle a deal from start to finish.

3. What do you think my home is worth?

While you may already have an asking price in mind, it's important to have an agent tell it like it is after walking through your home. An experienced agent will set realistic expectations.

4. How many homes have you sold in my area?

It never hurts to find an agent who has sold homes in your neighborhood in the past year. Agents who consistently sell in your area have a better idea what buyers are seeking.

5. What are comparable listings?

Ask your potential agent if he or she has a list of comparable homes that have sold in your neighborhood. If not, that's often a red flag.

6. What's your knowledge of home loans?

Loan issues can make or break a deal. That's why it's important to hire an agent who has a solid grasp of home financing. A good agent can often salvage a deal that's on shaky ground.

7. Can I see a list of other homes you've sold?

Ask your selling agent if they have sold your specific type of home - whether it's a condo, waterfront property, etc. These agents will give you better odds of success.

8. Are you a full-time agent?

Selling real estate requires a full-time commitment and shouldn't be treated as a side job. You don't want an agent who is busy putting in 40 hours at another job.

9. What is your commission rate?

Remember, you're paying for a professional service when it comes to commission rate. But understand what you're paying for regarding an agent's services.

10. What is your average market time?

Market time is a measurement of how long it takes the average home to sell. Stronger, more experienced agents often outperform the overall market.
